Multifamily Program
Lake Metropolitan Housing Authority operates a Multifamily Rental Assistance Demonstration, Project-Based Rental Assistance (Multifamily) Program, for the benefit of low-income families. Under the Multifamily Program, a family pays 30% of their adjusted income in rent to Lake MHA. Lake MHA receives a subsidy from HUD to cover the rest of the rent.
The assistance provided from HUD is attached to 240 units owned and managed by Lake MHA. The units can only be rented to extremely low, very low, or low-income families who will pay 30% of their adjusted income toward rent.
If the family moves out, the unit must be leased to a new family in need of rental assistance. These units are split into three developments located in Painesville – Jackson Towers, Washington Square, and Woodlawn Homes.

Jackson Towers is a 100-unit, six-story apartment building located at 200 West Jackson Street in Painesville.
Washington Sq.
A 70-unit, six-story apartment building located at 111 East Washington Street in Painesville.
Woodlawn Homes
70 townhouse apartments located on Sanders, Shelby and Homeworth Avenues in Painesville.

Income Limits
The 2024 income limits for the Cleveland-Elyria, OH Metropolitan Statistical Area (MSA), which includes Lake County among others, are now available.
Updated by the U.S. Department of Housing and Urban Development (HUD), these limits provide crucial data for households ranging from one to eight persons.
This revision reflects adjustments in the definition of extremely low-income levels, aligning with the greater of 60% of the Section 8 very low-income limit or the Department of Health and Human Services’ poverty guidelines.
- Review the income limits chart below to verify your income eligibility.
- Fill out a MULTIFAMILY APPLICATION and return it to Lake MHA’s Administrative Office; currently not accepting applications, as this wait list is closed, but will reopen at a later date.
- Once your application has been received and reviewed to determine that you do not owe monies to Lake MHA or any other housing authority, your name will be placed on the waiting list and Lake MHA will notify you.
- NOTE: Please be aware that it is your responsibility to notify Lake MHA in writing within 10 days of any changes or updates to your application, including but not limited to: address, adding or removing a household member, or income changes. - NOTE: Lake MHA is unable to accurately predict when you will receive a housing offer. Time spent on the waiting list varies from months to years depending on vacancy rates and established priorities and preferences.
- Upon unit availability, Lake MHA will contact you in writing to complete the necessary paperwork for final eligibility determination and move in dates.

How to Pay Rent
There are three ways to pay your rent – online, direct debit, or by mailing your check to us.
1. Pay your rent online
Lake MHA has transitioned to a new payment processor.
- Mail your check or money order.
- Contact the office to sign up for direct debit.
Online payments have been restored and now available to use online.
Schedule your rent payment anytime from your online tenant portal. You will need a registration code to get started. Just call Theresa at 440-354-3347 x16 to obtain your code.

On the portal, you can make a payment with your bank account, credit or debit card. There is a small fee associated with online payments:
- Fee if you pay by bank account: $1.50
- Fee if you pay by credit or debit card: 3% of total payment
2. Sign up for Direct Debit
Lake MHA will schedule your rent to directly debit from your bank account on the 6th of each month. If the 6th falls on a weekend or holiday, we will schedule for rent to directly debit the following business day. Pick up a direct debit authorization form at the office or call the office at 440-354-3347 to have one mailed to you.
3. Mail your rent to the PO Box address
